SAMIYAN SHELTERS LIMITED has the resources and capabilities to provide quality services in management of properties of whatever size and complexity. We offer the following services to ensure that all properties under our care are professionally and effectively managed. The services are;

  1. Screening of tenants – we thoroughly vet potential clients interested in occupying properties under our care to ensure that we get responsible and reliable tenants.
  2. Administering of leases and tenancy agreements – we make sure that all clauses in this important documents are adherent to the laws of Kenya and ensure that they are strictly adhered to by the tenants and all concerned parties.
  3. Administration of service contracts.
  4. Rent collection.
  5. Payment of utility bills and statutory taxes.
  6. Preparation of periodic reports.
  7. Handling tenants enquiries, complains and being mindful about their general wellbeing.
  8. Regular inspections of the properties.
  9. Maintenance and service contracts. We negotiate and administer these contracts such as cleaning, garbage collection, security, lifts, fire fighting equipments and electrical/mechanical insulations.
  10. Repairs and maintenance; we pay utmost attention to all type of maintenance including planned, preventive and running maintenance.


TERMS OF MANAGEMENT

Our enterprise is keen on giving our esteemed clients quality and competitive services to their satisfaction. We are dynamic and flexible and have special packages to meet the varying needs of each client.
The following are the standard terms that we propose for a possible management agreement;

REMUNERATION/FEES SCALE
Management fees

  • Commercial properties – 2.5% - 7.5% of rent collected every month including block and flats.
  • Residential properties – 5% - 10% of rent collected every month depending on the intensity of the property.

LETTING AND RE – LETTING
5% of 1 year’s rent for one year tenancy or one month’s rent for two years tenancy.

RENT AND SERVICE FEES COLLECTION
We shall undertake to collect all the monthly rent and service charge by 5th of every month and promptly pay our principals by 10th; any rent arrears shall be forwarded thereafter and followed timely and closely.

Modes of collecting rent

  • Direct collection – the rents are banked directly into our bank accounts. Thereon we debit our management fees and credit the balance to the landlords account.
  • Invoice collection – we propose that all rents be credited into the landlords account and receipts remitted to our office for accounting and compiling. Thereon we submit to the landlord an invoice on the 6th day of every month for services rendered.


PROPERTY STAFFS AND PERSONNEL
The enterprise shall manage the cleaners, guards, and such other staff including the caretaker on behalf of the principal and their cost shall be part of the operating expenses of the property.

PROPERTY REPAIRS AND MAINTENANCE
In our effort to maintain or improve the property image the managers consult the principal on all major repairs of the building and obtain consent for work exceeding an agreed  amount or otherwise as instructed by the property owner unless otherwise of emergency nature.

All payments made on behalf of the principal shall be accounted for in a clear, acceptable and easy to understand format in our monthly income statements.
